A Kitchen Refurbishment in East Ham, E6, for a Long-Standing Client

Project Overview

Plumb London carried out a complete kitchen refurbishment at a domestic property in East Ham, E6, completed in April 2026. The client has been with us since 2010, spanning a Vaillant boiler installation in March 2021 and a bathroom refurbishment in September 2024, so this kitchen project continued an established relationship rather than starting from scratch. The refurbishment covered a full strip-out and replacement of the kitchen across every trade involved, plumbing, electrical, plastering, tiling and decoration, delivered as a single coordinated programme.

The Client’s Brief

As with the earlier bathroom project, the brief combined clear specification with the trust built over more than a decade. Their requirements were:

  • A fully renewed kitchen with new cabinetry, solid wood worktops and integrated appliances
  • High-quality splashback tiling with a considered tile selection
  • Replacement LVT flooring throughout the kitchen
  • All associated plastering, painting and decorating completed to a professional standard
  • A single contractor to manage the full scope, minimising disruption and coordination

Our Survey & Recommendations

Before works began, we carried out a full site survey to assess the existing kitchen and confirm the agreed scope. Our findings and recommendations:

  • The kitchen needed a complete strip-out before installation could begin, including removal of existing units, appliances and floor finishes
  • Existing pipework needed altering to suit the new layout, particularly waste runs for the new appliances
  • Power points and dedicated appliance connections needed reconfiguring to current electrical regulations
  • Wall surfaces needed preparation and plastering in areas affected by the strip-out, before tiling or decoration
  • Cabinetry and tile selections were agreed with the client in advance of order and installation, so there were no last-minute changes to the programme

Planning & Preparation

As with the client’s previous projects, a period of design consultation and material selection preceded the start on site. The client was closely involved in finalising the kitchen layout, cabinetry finish (Halesworth Porcelain), and tile selection before any orders were placed, so the installation programme could proceed without delays caused by late specification changes.

The Work We Carried Out

  • Isolated all relevant water and electrical services
  • Fully stripped out and disposed of existing units, worktops, appliances and floor finishes
  • Altered hot, cold and waste pipework to suit the new layout
  • Reconfigured power points and dedicated appliance connections to current electrical regulations
  • Plastered, prepared and painted walls and ceilings (high white gloss with a sundew worktops finish)
  • Supplied and installed new kitchen cabinetry in Halesworth Porcelain, including all plinths, end panels and housings
  • Integrated the existing fridge freezer, a new dishwasher and a new self-condensing extractor fan
  • Installed and sealed solid wood worktops, shaped and finished with protective varnish
  • Installed a ceramic sink and tap
  • Fitted splashback tiling in Riley White Rustic Stone Effect wall tiles
  • Installed LVT flooring in an oak design
  • Completed final snagging, silicone sealing, a full clean-down and client handover

A formal written testimonial was not obtained for this project. The client, who has been with Plumb London since 2010, was satisfied with the completed works and signed off the room during the final walkthrough without outstanding items.

Timeline & Completion

The refurbishment was completed in April 2026, on an estimated programme of 6 to 8 working days, in line with the timeframe agreed with the client, and signed off following a full walkthrough.

Challenges & How We Solved Them

Significant pipework alteration

Existing pipework needed considerable alteration to suit the new layout, particularly waste routing for the new appliances. First-fix plumbing was completed before any boarding, plastering or tiling, so every pipe run could be confirmed and adjusted before surfaces were made good, avoiding costly remedial work later.

Precision fitting of solid wood worktops

The kitchen’s solid wood worktops needed precise on-site cutting and shaping around the sink and fittings for a seamless finish. Our installation team templated, cut and fitted the worktops on site, then sealed and varnished them to a durable, professional standard built to withstand everyday kitchen use.

The Finished Result

The kitchen has a cohesive, contemporary feel, with Halesworth Porcelain cabinetry, solid wood worktops, Riley White stone-effect splashback tiles and warm-toned LVT flooring working together as a practical and attractive space. All appliances were integrated, tested and commissioned before handover, and the room was handed over following a full client walkthrough, with snagging complete and every surface clean and ready for use.

Project Investment

Total investment: £42,000 plus VAT (figure provisional, to be confirmed before publishing), covering design consultation, supply of all specified materials, full installation and handover. For a returning client of this standing, spanning a boiler installation, a bathroom refurbishment and now the kitchen, the project reflects a long-term relationship built on consistent quality of finish.

Frequently Asked Questions

How long does a full kitchen refurbishment take?

For a project of this scope, the programme is typically 6 to 8 working days. The exact duration depends on the complexity of the works, material lead times, and whether any unforeseen structural or pipework issues arise. We always provide a realistic programme estimate as part of our quotation.

Can Plumb London manage all trades, or do I need to appoint separate contractors?

We manage the full scope in-house, including plumbing, electrical work, plastering, tiling, flooring and decoration. You get one point of contact, one programme and one standard of quality throughout.

Are the materials and kitchen units included in the price?

Yes. Our quotations are fully inclusive of supply and installation. We work with trusted suppliers and present agreed product specifications before any orders are placed, so there are no surprises on site.

What happens if unexpected issues are found once work begins?

In older properties, strip-out occasionally reveals pipework conditions, structural issues or surface problems that weren’t visible at survey stage. If this happens, we tell you immediately, explain the options clearly, and agree any additional works and costs before proceeding.
