Plumb London was instructed to investigate an intermittent leak affecting a residential property in Warley, Brentwood (CM14), presenting as water ingress through the kitchen ceiling from the bathroom above.

Initial inspection indicated the issue extended beyond a minor fault, with evidence of concealed failure within the bathroom installation. Given the risk of ongoing water damage to structural elements, a full investigation was required to assess both the plumbing system and surrounding building fabric.

The project progressed from a leak diagnosis into a full bathroom refurbishment and structural repair, following the discovery of compromised flooring caused by prolonged water ingress.

Key Work Completed

Initial works addressed visible defects, including failed mastic seals and a faulty toilet fill valve connection. However, continued signs of water ingress indicated failure beyond surface-level components. Left unresolved, continued water ingress would have led to further structural deterioration and potential failure of the floor system.

Access works exposed significant deterioration within the floor structure, with prolonged moisture exposure resulting in weakened and unstable floorboards. At this stage, the issue moved beyond a plumbing defect and into a structural concern.

Use of the bathroom was halted, and a full remediation strategy was implemented. This included removal of all compromised materials, installation of new joists with 18mm marine plywood flooring, reinforcement of structural supports, and reconstruction of the floor system to restore load-bearing integrity.

As part of the rebuild, a waterproof membrane system was installed alongside Ditra matting to protect against moisture penetration and movement within the tiled floor structure. An upgraded extractor fan system was also installed to improve airflow and reduce the risk of future condensation-related issues.

With the structure stabilised, a full bathroom refurbishment was carried out. The system was reconfigured to improve layout and usability, while upgraded fixtures and finishes were installed to support long-term performance.

All stages of the works — including structural rebuild, waterproofing, plumbing installation and finishing — were delivered by Plumb London’s in-house team, ensuring full control over quality and delivery.

The combination of structural repair, waterproofing systems and improved ventilation ensured the bathroom was not only restored, but protected against future failure.
