Project Overview

Plumb London were initially instructed to replace an undersized flue system within a residential property in Clapham. Early inspection identified that the issue extended beyond the flue itself.

The existing flue was incorrectly sized and non-compliant, presenting a safety risk and a likely failure point during property sale. Further assessment indicated the existing boiler and system configuration would not support a compliant long-term solution if only the flue was replaced.

With the property being prepared for sale, the client required a solution that would meet current regulations, pass survey inspection, and remove the risk of future disruption. The project was escalated to a full boiler and flue system upgrade with reinstatement works.

Key Work Completed

The flue system was undersized and incorrectly configured, restricting safe discharge of combustion gases and creating compliance risks.

Full access was required to expose the flue route within ceiling voids and boxing. This allowed all joints to be inspected and replaced properly.

A like-for-like flue replacement was rejected due to system mismatch risk. A Keston 35kW combi boiler was installed to ensure compatibility with a correctly specified flue system.

Inspection hatches were installed at key joints to allow future access without further disruption. A Keston system filter was installed to protect the boiler and improve longevity.

The system was fully commissioned, Gas Safe certified, and a 7-year warranty registered. All opened areas were reinstated and decorated to a sale-ready finish.

The property remained occupied and was being prepared for sale. Strict control of disruption, cleanliness, and finish quality was required.
