Project Overview

A residential landlord in Fulham, SW6, commissioned Plumb London to carry out a full combi boiler replacement and partial heating system upgrade ahead of new tenants moving in. The project involved the safe decommission and removal of an ageing boiler, supply and installation of a new high-efficiency Vaillant ecoFIT Pure 825 combi boiler, replacement of four radiators across key rooms, installation of upgraded thermostatic controls, and a full system flush and protection service.

The project was completed successfully, with all works carried out by our Gas Safe registered engineers. The property was handed over with a commissioned heating system, a new wireless programmable thermostat, a Gas Safety Certificate, and the full Vaillant 10-year manufacturer’s warranty activated, giving the landlord complete peace of mind ahead of occupancy.

The Client’s Brief

The client needed the property brought up to a safe, reliable and modern standard ahead of an incoming tenancy. Their requirements were:

Our Survey & Recommendations

Before any works began, our engineer carried out a full site survey and technical assessment. This established:

  • The existing boiler had reached the end of its serviceable life and needed full replacement rather than repair
  • The existing pipework and radiators in four rooms needed replacing to ensure reliable heat distribution

Planning & Preparation

Following the site survey, we prepared a detailed quotation outlining the full scope of works across four clearly defined phases, including provision for an EICR. The EICR was quoted on a tiered basis: a fixed fee assuming no faults were identified, with a reduced assessment charge and a separate remedial quotation if faults were found. This gave the client transparent pricing and a clear path forward under either outcome. Once the quotation was approved, works were scheduled promptly in line with the client’s requirement to have the property ready ahead of tenants moving in.

Strip-out and decommission

  • Safely isolated and removed the existing boiler

Boiler and flue installation

  • Supplied and installed a Vaillant ecoFIT Pure 825 combi boiler with a 10-year manufacturer’s warranty
  • Supplied and installed a horizontal flue
  • Carried out an Adey MagnaCleanse power flush on the existing system before connecting the new boiler
  • Tested all new pipework
  • Dosed the system with inhibitor solution
  • Fully commissioned the installation and handed over to the client

Challenges & How We Solved Them

System contamination requiring a MagnaCleanse

On assessment, the existing heating system showed evidence of magnetite and sludge accumulation, a common issue in older systems that can significantly shorten the lifespan of a new boiler and void the manufacturer’s warranty if left unaddressed. We carried out a full Adey MagnaCleanse power flush before installing the new boiler, removing harmful deposits and leaving the system clean. The addition of an Adey magnetic filter keeps that protection in place long after handover.

Coordinating multiple phases around a tenancy deadline

With new tenants due imminently, there was a firm deadline in place. We structured the works across four clearly sequenced phases, strip-out, boiler installation, radiator works, and controls, so trades could work efficiently without unnecessary delay between stages. The project was completed within the agreed programme.

Landlord compliance via EICR

As a landlord property, the client had a legal obligation to ensure the electrical installation was safe and certifiable. We built the EICR into the overall project scope with a transparent tiered pricing structure to account for any potential remedial works, letting the client satisfy their compliance obligations through a single, coordinated engagement rather than managing separate contractors independently.

Integrating new pipework with existing infrastructure

The new radiator flow and return pipework needed to integrate with the existing system layout while accommodating the new boiler position and condensate connection point.
