Survey & Technical Consultation

Our engineer carried out a full site survey prior to quotation. Several important factors were identified during this visit:

  • The property sits within a conservation area, which placed restrictions on where the external condenser could be positioned. Following assessment, a low-level location on the driveway side of the property — between the gate and the external door — was confirmed as both technically suitable and sympathetically placed.
  • The existing external power supply, located at the front right of the property, provided a viable feed point. The cable route was mapped from this point, through the garden, up the side wall, across the loft void, and down to the condenser position.
  • Scaffolding was identified as a necessity to ensure safe access to the right-hand elevation for external pipework installation. This was arranged through a trusted third-party scaffolding contractor.
  • Two of the three indoor units were destined for loft bedrooms, requiring pipework to be routed vertically up through the loft space — a more complex distribution than a standard single-floor installation.

The client was made fully aware that, given the extent of pipework routing required, this would be a more involved installation than a typical single-room job. They understood and were comfortable proceeding.

Pre-Project Process

Scope of Works

Phase 1 – Site Survey, Access & Preparation

Phase 2 – Electrical Routing & First Fix

  • Run dedicated supply from external power point, routing through garden and up to condenser location

Phase 3 – Refrigeration Pipework & System Distribution

  • Install three pipework runs from condenser up the side of the property
  • One run serving the first-floor bedroom; two runs feeding into the loft void for the two loft bedrooms
  • All pipework insulated, pressure-rated, and routed as discreetly as possible
  • Coordination of routing with scaffold access and loft void constraints

Phase 4 — Indoor Unit Installation

  • Supply and install Daikin 3.5kW R32 Emura (white) — first-floor bedroom
  • Supply and install Daikin 2.5kW R32 Emura (white) — loft bedroom 1
  • Supply and install Daikin 2.5kW R32 Emura (white) — loft bedroom 2
  • Connect refrigerant pipework, electrical supplies, and condensate drainage to all units
  • Secure all units and ensure a clean, professional finish throughout

Phase 5 – Outdoor Condenser Installation

  • Supply and install Daikin 8.0kW three-port multi-split outdoor condenser
  • Position and secure unit at agreed low-level driveway location
  • Connect all refrigerant pipework and electrical supplies
  • Pressure test pipework prior to commissioning

Phase 6 – System Testing & Pre-Commission Checks

  • Full pressure test of pipework system
  • Electrical continuity and supply integrity checks
  • Verification of condensate drainage routes
  • Inspection of all pipework runs for integrity and insulation compliance

Phase 7 – Commissioning & Handover

  • Commission the full system in accordance with Daikin manufacturer guidelines
  • Test all units for correct and safe operation
  • Demonstrate system controls and provide guidance on day-to-day operation and maintenance
  • Remove all waste materials and leave the site clean and tidy

A formal written testimonial was not obtained for this project. Programme & Delivery

Challenges & Solutions

1. Conservation Area Constraints

The property’s location within a designated conservation area meant that standard condenser positioning — typically rear or side elevation at height — was not automatically viable. Our engineer assessed the site carefully and identified a low-level position on the driveway side of the property that satisfied both practical installation requirements and the visual sensitivity appropriate to the area. This considered placement meant the condenser is discreet, well-sited, and in keeping with the property’s surroundings.

2. Complex Multi-Floor Pipework Routing

With indoor units spread across a first-floor bedroom and two loft-level bedrooms, the pipework distribution required careful planning. Routes were mapped across the loft void and down the side elevation, with all pipework fully insulated, ducted, and routed as inconspicuously as possible. Scaffold access was coordinated to ensure the external runs were installed safely and cleanly.

3. Electrical Remediation Discovered on Site

On commencing works, our team identified that the existing electrical supply in the garage was not terminated correctly — the SWA cable had not been connected at the fuseboard. This was an existing defect unrelated to our installation. We dispatched our qualified electrician promptly to investigate and rectify the issue: the SWA cable was properly terminated into a gland and connected to the fuseboard, with the supply re-routed into a 32-amp isolator fitted with a waterproof gland. The existing 32-amp MCB was utilised, tested, and confirmed serviceable. The isolator was locked off and left safe pending final commissioning. This unplanned work was handled efficiently without significant impact to the overall programme.

4. Retrofit into a Recently Renovated Property

The client had recently completed a full renovation of the property and was understandably protective of the finished interior. All working areas were protected prior to the commencement of works, pipework was routed with care to minimise surface disruption, and the site was left clean and tidy on completion. The client’s concern about the visual impact of a retrofit installation was addressed at every stage.
