Project Overview
This project involved a comprehensive safety and maintenance overhaul of a residential rental property in SW8, on behalf of a long-standing landlord client based overseas. Following a routine Domestic Gas Safety inspection and service, a failed Electrical Installation Condition Report identified critical remedial works needing immediate attention. We coordinated both the electrical and plumbing scopes, delivering a fully compliant, refurbished property, giving the client complete peace of mind from abroad.
The Client’s Brief
The client, an experienced landlord with a portfolio managed remotely, needed a trusted contractor to handle all safety and maintenance works without needing to be on site.
Their requirements were:
- Electrical compliance following a failed EICR, with priority remediation of the two most critical items identified
- Full consumer unit replacement to bring the property up to 18th Edition standards
- Resolution of multiple substandard plumbing installations identified during the initial visit
- A single point of contact to coordinate all trades and manage the works end to end

Our Survey & Recommendations
We attended site on 28 November 2025 to carry out the annual Domestic Gas Safety Certificate and boiler service. During this visit, an Electrical Installation Condition Report was also carried out, the results of which confirmed the property needed urgent remedial works.
The two most critical items identified in the EICR related to the existing consumer unit, which didn’t meet current 18th Edition wiring regulations and lacked adequate circuit protection. This presented a compliance risk and, more importantly, a safety concern for the tenant.
On the plumbing side, the visit also revealed a number of substandard installations across the property:
- The washing machine waste arrangement had been installed incorrectly following a recent appliance fit and didn’t meet acceptable standards
- The kitchen sink, bathroom basin and bath were all found to have deteriorated or non-compliant trap and waste pipework
- Bath taps were leaking and unfit for purpose; the make couldn’t be identified, ruling out a cartridge repair
- The bathroom was missing a basin plug
These findings were clearly documented and presented to the client, along with a recommended scope of works and associated quotation.
Planning & Preparation
Following the initial survey, we submitted a detailed quotation covering both the electrical and plumbing scopes. Given the geographical distance, the client took time to review the recommendations before providing approval. The decision to proceed was underpinned by an existing relationship of trust, the client had previously appointed us across other works on the property and was confident in our assessment and pricing. Both scopes were approved and scheduled together to minimise disruption to the tenant.
The Work We Carried Out
Electrical
- Supplied and installed a new 18th Edition fire-rated consumer unit, complete with RCBO protection to individual circuits
- Carried out a full EICR on completion of the installation to confirm compliance
- Removed the existing hallway light fittings and replaced them with new agreed replacement fittings
Plumbing
- Ran a new washing machine waste pipe through the kitchen cupboard to resolve the substandard installation
- Removed and replaced the kitchen sink trap and waste pipework
- Removed and replaced the bathroom basin trap and waste, including fitting a new plug
- Removed and replaced the bath trap and waste pipework
- Removed and replaced the bath taps, since the existing taps were leaking and a cartridge replacement wasn’t viable due to the unidentifiable make, retaining and reusing the existing shower riser rail and hose
- Supplied and fitted a new soft-close toilet seat
A formal testimonial was not obtained for this project. The client was satisfied with the outcome and continues to use Plumb London for ongoing maintenance and safety works at the property, which, frankly, says more than most written reviews.
Timeline & Completion
The survey took place on 28 November 2025. Works took one day for the electrical scope and three hours for the plumbing scope, completed concurrently in a single visit, minimising disruption to the tenant and allowing the property to return to full working order promptly. The project was delivered on time.
Challenges & How We Solved Them
Remote client management
With the landlord based abroad, all communication, decision-making and approvals were handled remotely. We made sure clear, detailed documentation was provided at every stage, from the initial EICR findings through to the final scope of works, so the client could make fully informed decisions without needing to be on site.
An unidentifiable bath tap make
The existing bath taps were leaking and beyond viable repair, but the manufacturer couldn’t be identified on site, making a cartridge replacement impossible. Rather than delay the project or risk a temporary fix, we recommended a full tap replacement, retaining the existing shower riser rail and hose to keep costs proportionate.
A substandard washing machine waste installation
A recent appliance installation by a third party had left the washing machine waste in a non-compliant configuration. We rerouted the pipework properly through the kitchen cupboard, resolving the issue and ensuring the installation met the required standard.
Coordinating multiple trades in a single visit
With both electrical and plumbing works needed simultaneously, scheduling had to be carefully managed to avoid conflict between operatives and minimise tenant disruption. Works were planned and executed efficiently within a single day.
The Finished Result
On completion, the property was left fully compliant, safe and in noticeably improved condition throughout. The new consumer unit brings the electrical installation in line with current 18th Edition regulations, supported by a clean EICR to confirm compliance. Across the bathroom and kitchen, all waste and trap pipework was renewed, the bath now has fully functioning replacement taps, and the finishing touches, a new soft-close toilet seat and basin plug, brought the property to a standard appropriate for a well-managed rental.
The landlord received confirmation of all works completed, with no further action required. For a client managing a property remotely, that outcome is exactly what matters.
